RVRA Team Members attended a meeting with Labyrinth Properties Ltd on Thursday March 29th 07 with Nick Faulkner and Steve Wilding.
This meeting was to update ourselves and residents about the day to day subjects concerning The Village.
The subjects discussed were as follows:
1. RVRA had brought to the attention of LPL, anomalies found in invoices for 2006. As there was quite a few, each one need to be brought up. RVRA have requested that LPL investigate and credit the Service Charge Account as/if necessary.
2. We enquired as to legality of the building work being carried out at no 1 Hillary, as it would appear that the bin chute has now been encompassed into the flat. LPL have informed us that this is now in the hand of LPL’s legal team.
3. We discussed the topic of Regeneration and the article that appeared in The News in March 07. Nick Faulkner explained that no one at LPL had been in touch with anyone from the regeneration groups or had been invited to any meetings and that they were completely in the dark. Nick Faulkner also stated that LPL manage estates north of ours who own their own Freehold and the regeneration groups have not approached them either. RVRA explained that LPL should inform the residents of their involvement (or not) as the case may be. Nick Faulkner said that he would contact the regeneration groups via Rowner Access Point and request to attend any future meetings.
4. We enquired as to the Service Charge Dept figure. LPL were unable to confirm the exact figure, but promised to inform us a.s.a.p. Many lessees are still not paying their Service Charge.
5. The subject of Cleaning then took place. We informed LPL that 2 cleaners were insufficient staff for an estate this size and the tasks outlined in the Cleaning/Landscaping Spec were not being adhered to and that residents were not receiving value for money. RVRA enquired as to the Cleaning/Landscaping Spec which was produced by us. Nick and Steve informed us that this would be discussed with FEM. LPL did say that the current work spec needed to be adhered to or LPL would re tender the cleaning and landscaping contract. LPL advised that the bin chute in Hillary Court was now completely blocked and the only way to unblock this chute was via the bottom. This meant that the cleaners would be required to stand under the bin chute and place the rods up the bin chute to unblock it. As on many occasions, building rubble was placed in the bin chutes, LPL were unhappy for the cleaners to do this due to Health and Safety.
6. Other matters were discussed and LPL have promised to investigate and take action where they can. These matters were as follows:
a. White Goods (fridges/freezers/gas bottles/TV's/monitors and tyres): These are not allowed to be placed in the skip and are being returned. LPL to liaise with Gosport Borough Council. b. Students: Residents were unhappy with the students which were on site in March. LPL to liaise with residents in future. c. Paving Slabs: Broken or uneven paving slabs will be attended to funds permitting. d. Crumbling of walkways: The walkways are to be repaired. e. Broken Asbestolux: There are a lot of panel around the estate which need attending to. f. Drains: There are some drains around the estate which require unblocking. g. Bin Chute Covers: RVRA are delighted to inform you that residents have not paid for the wooden bin chute covers that were erected in 2006. New metal covers are being drawn up with a view to cover all bin chutes. h. Accounts: 2005 accounts are still unavailable. Accounts for 2006 are to be investigated. i. Stairs: All staircases require cleaning.
Other topics were discussed and as soon as LPL return to RVRA we will of course inform all residents via this web site.
LPL have informed us that at present there is no recognised VRA. LPL informed us that they have requested sight of the VRA membership details and a copy of their constitution but unfortunately this has not been forthcoming.
