We have been informed today that the revised 2005 Service Charge Accounts are now imminent and that a replacement for our Estate Manager Karen Killeen is in hand.

We will of course inform residents when Karen's replacement arrives and what the office opening hours will be.

4th August 2005

RVRA would like to inform residents that as of 3rd August 05, Labyrinth Properties have written to the LVT Tribunal to seek Leave to Appeal of the three Case Numbers:

CH1/24UF/LSC/2004/001
CH1/24UF/LSC/2004/008
CH1/24UF/LSC/2004/070

The appeal is apparently on a single element of the decision in respect of the proportion deemed reasonable by the Tribunal as payable by the residential element of the Estate as 86.3%.

Labyrinth claim:

"The Landlord's contention being that this figure should be increased to 95% on the basis that a number of elements of the historical commercial proportion of the Estate, namely the former supermarket NAFI Stores and associated properties, no longer derive any benefit from the Service Charge payable.  Furthermore, in the event that these properties were to be included within the Service Charge and the proportion payable becomes 13.7% they would need to derive a benefit not least from the buildings insurance from which they are currently excluded.  The premium increase would be greater than the Service Charge additional income derived and thus the residential units would in fact be at a disadvantage to their current position.

The Decision is also appealed on the basis of paragraph 86 in that the 2005 Service Charges are due for payment prior to January 2006 under the terms of the residential Leases."

RVRA would like to inform residents that the VRA's Application For A Certificate Recognising a Tenants's Association through the Leasehold Valuation Tribunal will be held at Room B 3rd Floor, Portsmouth Central Library, Guildhall Square, Portsmouth on Monday 17th October 2005 at 10.00am.

RVRA would like to inform residents that with effect from 1st September 2005, a new Site Office will be located at the former Doctor's Surgery.

The old surgery will also house Maintenance and Security.  The Site Office telephone number will remain the same at 02392 502400 and any maintenance requirements will need to be directed to that number during office hours.

In the event of an emergency, outside office hours, please call Security on 07879 272641.  Security will then attend to assist with problems before calling out emergency builders, plumbers, electricians etc.

We have been informed that in the past the emergency facilities have been abused by owners, and therefore in the event that the Security Guards are call out unnecessarily, a fine of £150.00 + VAT will be incurred and charged to the Service Charge Account for the property.

We hope that by incorporating all services together, an improved service will be available to all.
