We have had enquiries as to the 2008 Service Charge Budget/Demand. The Service Charges for individual dwellings has indeed gone up as predicted in our report of 26th October 2007.
The figures are as follows:
Payments for each dwelling up to and including 2005 was set at 0.3457% of the global Service Charge for a 3 bed and 0.2987% for a 2 bed property with the Landlord only paying 5% of the Global Service Charge. In 2005 LVT lowered this to 03138% and 0.2711%. The Landlord paying his original 13.7% of the Global Service Charge.
Unfortunately due to no representation being made on behalf of the residents at the Lands Tribunal Appeal held in September 07 to oppose the appeal, this has been raised to the original amount.
This means that residents have had the Service Charges re written from 2003 - 2007. Any monies that residents are due to pay to cover this has been taken from monies which would have been due from the Landlord due to Major Works not being carried out via the Johnson Report i.e. lifts, roofs etc.

We have been approached by many residents enquiring as to the sale of their properties to PHA prior to any demolition works being carried out.
We can say that if you wish to sell your property to PHA now and move away from the area, PHA will purchase your property from you at Market Value. You will also receive your Home Loss payment of 10% of the property value.
If on the other hand you wish to sell your property to PHA now and continue to stay in your home until the regeneration takes place, this is also possible.
PHA will purchase your property from you as above and arrange for short term tenancy agreements for residents who wish to stay in their homes temporarily paying a minimal amount for rent. When the time comes to move you into your new home, you will receive your Disturbance Allowance (reasonable costs).
